I prefer Cash Flowing Properties, no problem if you love to HODL (Land Speculation), but you can't go beyond 5 CAPs in a few years in most cases. Every Naira should count once equity is committed! 🏠📊

Answer: Cash flow remains the best way to get better yields/ returns for a property. Waiting for "Property appreciation," which we call "Land speculation," doesn't yield that much in terms of economic metrics of real estate. Waiting for appreciation can serve greatly as a hedge for inflation! I agree with that!
