ICICI Prudential AMC acquires ₹177 Cr office space in Pune’s Magarpatta Cybercity | via Moneycontrol A fund managed by ICICI Prudential AMC has purchased 1.7 lakh sq. ft. of office space in Magarpatta Cybercity, Pune, from WNS Global for ₹177 crore. In a sale-and-leaseback transaction, WNS Global has leased back the property at ₹77.50 per sq. ft. per month, with a 5% annual escalation over a 5-year lock-in period. The deal was executed through the ICICI Prudential Office Yield Optimiser Fund, a category-II AIF, as part of its strategy to build a ₹2,000 crore commercial real estate portfolio with a targeted yield of 9%. "While sale-and-leaseback arrangements are common in sectors such as aviation and hospitality, such transactions have been few and far between in commercial real estate. However, the prospect of long-term, healthy yields is now attracting more institutional investors to the segment," stated Moneycontrol.
