Job Title: Accountant/Sr. Accountant Experience Required: Minimum 5 Years Location: Ras Al Khaimah Job Type: Accountant/Sr. Accountant Reporting To: Accounts Manager Qualification: Bachelor’s degree in accounting, Finance, or related field. Key Responsibility Manage and maintain accurate project costing, budgets, and forecasts. Review and track all construction-related expenditures, including subcontractor bills, retention money and supplier payments as per contract. Monitor project profitability and provide timely variance analysis. Prepare monthly financial statements, job cost reports, and project cash flow analysis. Assist in the preparation and analysis of project budgets and estimates. Ensure compliance with internal financial policies, procedures, and controls. Support audits by providing necessary documentation and explanations. Coordinate with project managers, site engineers, and procurement for accurate financial reporting. Manage accounts payable and receivable related to construction activities. Process and analyse change orders, retention, and progress billings. Lease Accounting & Revenue Management Handle accounting of lease agreements including rent, common area charges, and escalation clauses. Ensure timely invoicing and revenue recognition as per IFRS 16 and applicable real estate standards. Maintain updated lease schedules and ensure accounting accuracy for new leases, renewals, and terminations. 2. Tenant Billing & Receivables Generate monthly invoices for rent, service charges, utilities, and maintenance fees. Monitor collections and follow up on outstanding dues to ensure timely receipts. Maintain tenant ledgers including rent, deposits, and other adjustments. 3. Maintenance Expense Tracking Record and monitor all property maintenance expenses – preventive, reactive, and outsourced services. Track vendor payments related to facility management, utilities, cleaning, landscaping, etc. Allocate expenses across properties/units and support cost recovery from tenants when applicable. 4. Budgeting & Forecasting Assist in preparing budgets for rental income, maintenance costs, and capital expenditure. Analyze variances between actual and budgeted figures and prepare monthly cost reports. Support management in cash flow planning for leasing and maintenance operations. 5. Compliance & Audit Support Ensure compliance with VAT regulations for leasing and service-related income/expenses. Maintain proper documentation for internal, statutory, and regulatory audits (including RERA, if applicable). Coordinate with auditors and provide necessary schedules, reconciliations, and documentation. 6. Reporting & MIS Prepare monthly financial reports, leasing KPIs (occupancy, arrears, rent yield), and maintenance cost summaries. Provide management with regular insights on rental trends, cost optimization, and operational efficiency. 7. ERP & Systems Management Operate leasing and maintenance modules within ERP/accounting software.
